NIFES is a seasoned multi-disciplinary consultancy when it comes to Property Appraisals. Also known in the NHS as 6 Facet Surveys or Estatecode Surveys, these have been delivered to many Healthcare clients since the early 1990s. In this time, we have developed an advanced capability to deliver realistic, user-friendly and independent surveys.

NIFES uses multidisciplinary teams of building surveyors, engineers and scientists, including specialists in fire safety, asbestos and disability access to appraise the healthcare environment from all aspects.

Our surveys address all aspects of buildings, engineering services, and external and internal features. They advise on Backlog Maintenance, Investment Planning, Service Development or Estate Strategy. The Property Appraisal scope covers Six Facets:

Facet 1 – Physical Condition
Facet 2 – Functional Suitability
Facet 3 – Space Utilisation
Facet 4 – Quality of the Environment
Facet 5 – Statutory Requirements
Facet 6 – Environmental Performance

Projects have covered the six facets, either fully or individually, for specific purposes such as: Risk Adjusted Backlog Cost evaluations; Dilapidation Surveys; Statutory Compliance; Energy and Environmental initiatives; or Function and Space aspects for development planning.

Outputs are generated on either self-explanatory spreadsheets or proprietary CAFM software systems, such as MiCAD. NIFES' Property Appraisal expertise also extends into related areas such as PEAT, infection control and cleaning standards.

In addition to Property Appraisal surveys, NIFES provides assistance with risk assessments (including fire, legionella, COSHH and Workplace). Additional related services include DDA audits, measured surveys, updating of CAD drawings and assistance with Estate Strategy development and Estate Management information.
