Minimising the Risks
NIFES has carried out Property Appraisals (also known as 6 Facet Surveys or Estatecode Surveys) for many Healthcare clients since the early 1990s. In this time, NIFES has developed an advanced capability to deliver realistic, user-friendly and independent survey results.

A risk-based approach to backlog maintenance focuses on the risk factors associated with poor condition and deficiencies in statutory compliance.
The risk adjusted backlog cost is determined using established protocols which NIFES has applied to many situations; we are fully conversant with the derivation and application of this approach.
Outputs are generated on either self-explanatory spreadsheets or proprietary CAFM software systems, such as MiCAD.

It is recommended that a detailed survey of all assets be undertaken on a five-yearly basis; this may cover all assets at the same time or, alternatively, survey assets in batches. Either way, your organisation should ensure that all your assets undergo a detailed assessment every five years.

NIFES' recommended approach is to re-survey 20% of assets (or area) each year, together with a re-evaluation of the other 80% as a review and update. This spreads the cost over a five-year period whilst maintaining current data on an annual rolling basis.
The level of detail required for each update depends on the degree of deterioration of the estate and assets, and any proposed changes in facilities or service provision. |
Appropriate visual inspections will determine the rate at which assets are deteriorating. Together with an analysis of estate records this will enable an annual reassessment of previous risk assumptions.
