Large amounts of asbestos were used in new and refurbished buildings before 2000. Much of this asbestos is hidden in the fabric of the building so not immediately obvious – it is also unlikely to be recorded in the building plans. When asbestos materials are damaged or disturbed they can release dangerous fibres which, if breathed in, can cause serious diseases.
What needs to be done?
Regulation 4 of the Control of Asbestos at Work Regulations 2012, places a Duty to Manage on the Duty Holder (person or organisation that has clear responsibility for the maintenance or repair of a building):
To identify whether there is asbestos in the buildings under their control
If there is to make a record of its location and condition, prepare a plan to manage the risk from any asbestos and then
Periodically review and monitor the plan.
What NIFES Can Offer
NIFES consulting Group can undertake asbestos surveys of buildings using qualified surveying personnel, to identify materials which may contain asbestos. If necessary we can then arrange for samples to be tested and then prepare an asbestos register and management plan to comply with the requirements of the Regulations.
For many of our clients NIFES then also manage the register to ensure that it is kept up to date and reviewed periodically.
Our tailored commissions include:
Update & Implementation of an Asbestos policy and localised procedures
Survey of known asbestos
Population of asbestos register
Risk grading of ACM’s
Drawings cross-referenced to register
NIFES provide a strategic and practical approach to health and safety management, covering both short and long term objectives. We can analyse information from physical surveys and existing data to produce health and safety audits, risk assessment reviews, training needs analyses and compliance gap analyses.
NIFES already manage asbestos in buildings across many sectors.
